Painting

Electrical Connection & Fittings
  • Electrical fittings shall be done with copper wiring entirely with good quality ISI mark with concealed type wiring, including in passages and in compound wall and shall be provided with water proof light fittings.
  • T.V. cable points and A.C. electric points in every room, except kitchen area and bathroom.
  • Circuit breaker shall be provided.
  • Electrical switches of Anchor/Havels/Legrand brand shall be provided.
  • Intercom system to be provided.
  • Intercom for all the flats in the proposed building.
  • Electric meter room as per approval from M.C.G.M. and concerning authorities.
  • Electric plug point on each floor or on mid-landing floor.
  • Washing machine inlet and outlet will be provided for water.
  • We will provide provision for inverter with two points in each room.
  • Light fitting in the compound area and stilt area.
Lift
  • D.G. for lift, common area, lobby and main gate.
Staircase
  • Kota / Marble Polish stone for staircase, treads (Tappas) shall be provided.
Building Main Entrance
  • Decorative entrance lobby false ceiling with light fittings and provision for fan and electric plug point.
  • Security / reception table in main lift entrance lobby is to be made in granite.
  • Rainwater harvesting system as per M.C.G.M. norms, if required by M.C.G.M.
  • Decorative main gate for the building.
  • Nahani Trap for floor wash in entrance lobby.
Main Door/Internal Door & Windows
  • Main entrance door of the flat shall be flush door with good lamination with Godrej / Ozone or equivalent make light latch and double hook for locking, tower-bolt, safety chain, eye peep hole and magnetic door stopper and good wood polishing to the door.
  • Bedroom doors shall be flush door with good lamination with Godrej / Ozone / equivalent make lock and magnetic door stopper.
  • All windows and ventilators as per elevation architect and approval from concerning authorities.
Bathroom-Toilet
  • 'Jaguar’ or equivalent make plumbing fittings with two way concealed diverter in the bathrooms.
  • Electric geyser to be provided in the bathrooms.
  • Antiskid flooring tiles in the bathrooms.
  • Ceramic glazed wall tiles up to the ceiling in bathrooms / toilet.
  • 'Parryware / Hindware / Cera’ Sanitary ware with ‘Jaguar’ or equivalent fittings with concealed flush cock with jet spray with spout.
  • 'Parryware / Hindware / Cera’ make wash basin in the bathrooms. Additional wash basin shall be provided outside common bathroom.
  • One bathroom English W.C and other bathroom Indian W.C. shall be provided. However, members may have the option to have both the W.C. of English type or Indian type.
  • All pipelines shall be concealed type inside the flat made of heavy duty quality UPVC (Schedule 80) / CPVC (SDR 11).
  • Bathroom / toilet door shall be FRD (Fibre) door.
Plumbing Work
  • Plumbing work, standard heavy duty quality CPVC / UPVC / Stoneware pipe fittings, shall be provided in the building.
  • Bore-well water connection for flush & gardening.
Building Construction
  • Building shall be designed as per RCC earthquake resistance structure.
  • Cement to be used of ‘Birla / ACC / Ultratech / Ambuja / Heidelberg or equivalent make.
  • Sand – River Sand only.
  • Plastering of double coat shall be provided on the exterior part of the building.
  • Water proofing shall be done in the flats.
  • Water proofing with brick bat coba shall be done on terrace with china mosaic tiles.
  • Terrace door will be fitted with lock.
  • External wall of the building shall be 9” thickness with double coat of plaster.
  • Internal wall shall be 4” thickness with POP or Gypsum finish.
  • Compound wall with decorative gate and lights shall be provided.
  • Refuge area, as per concerning authorities and approval.
  • Society office with lock door as per approval from M.C.G.M.
  • Toilet for security and driver will be provided as per approval.
  • Pavers or checkered tiles will be provided in the building compound.
  • Water connection in the compound area from bore-well will be provided for gardening and cleaning purpose.
